Turn-of-the-Century House

A total electrical makeover of a quaint three bedroom home on Harvey St. in Petoskey.

My good friend Matt Webster, who owns Roots and Reverence Construction first showed me the house
over a year ago now. What a difference that time can make! It was a foreclosure and in pretty sad shape. Leaking roof and plumbing and some pretty scary electrical wiring.

I started upstairs in the attic. I could tell that the last time an electrician did any amount of work there was around WWII judging by the kind of wire and the methods they used to connect the wires.  It took about a week but I fished in all new wiring to the three bedrooms and one bathroom upstairs.

After that I moved to the main level where Matt added a main floor laundry, a second bath and gave the kitchen some major upgrades. I added recessed can lighting throughout the main floor and some under cabinet and pendant lights which sets the mood well. The kitchen and dining outlets were upgraded to 20 amp circuits per electrical code as well as hard wired smoke detectors with battery backup for safety. I also installed all new coax and category 5 wiring in every room for the TV and phone or high speed internet. With the main floor under my belt, I headed down to the basement where I rewired the furnace, water heater and electrical panel.

With the whole house rewired, all new plumbing, a new roof, some new windows and doors, custom cabinetry and tile work and a fresh coat of paint Matt should have no trouble selling the house to a lucky buyer.
